Seller Guide

A Roadmap to the Home Selling Process

  1. MEET YOUR LISTING AGENT - Your listing agent will guide you through the entire selling process. We will serve as your advocate every step of the way.
  2. UNDERSTANDING YOUR MARKETING PLAN - Your listing agent will help determine a marketing plan that will help your listing stand out from the competition.
  3. PREPARE YOUR HOME FOR SALE - Before you start showing your home, prepare the property by cleaning the interior and exterior, touching up paint, eliminating odors, and removing personal decorations. This process may also include repairs and upgrades. Your agent will provide a list of guidelines to help your property look its best.
  4. PRICE YOUR HOME COMPETITIVELY - The biggest mistake sellers can make is to overprice their property, which causes the property to sit on the market longer than expected.
  5. ACTIVATE YOUR HOME - Once your house is in show condition, your agent will set up pictures, upload them to the MLS and activate your listing. All showings will be coordinated via the ShowingTime App to gain access through an electronic lockbox placed on your property. During showings, your home should be empty of all people and pets.
  6. SHOWINGS & RECEIVING OFFERS - Your agent will present all options and offers, and will negotiate on your behalf. Be prepared to entertain all offers, make counter offers, and make compromises.
  7. UNDER CONTRACT - CONGRATULATIONS! Once the contract is signed, all parties have agreed to the terms. TVRG Homes will pay close attention to any contingencies and deadlines included in the purchase contract.
  8. INSPECTIONS PERIOD - During this time, the buyer has the opportunity to conduct a variety of inspections. The buyer's agent may also ask for additional information, repairs or credits at this time. Your listing agent will help navigate and advocate for you during these negotiations.
  9. APPRAISAL -The buyer's lender will most likely require an independent in-person valuation of your property.
  10. CLOSING - On or before the closing date, the property needs to be fully vacated of all personal belongings, people and pets. Unless otherwise agreed upon, make sure to gather all keys, remotes and miscellaneous items to pass onto new buyers. Congratulations!

Steps to Prepare your home

This is the time to remove items from the home that will NOT be coming with you to your next home. Once we receive an offer, you may only have a short period of time to get the house empty and clean, so keep that in mind as you are decluttering and staging your belongings.

Here are some general rules to help you get top dollar for your home:

Outside:
  • Landscaping should not be blocking your windows and doors.
  • Trim bushes away from the home exterior, remove weeds and add fresh dark mulch.
  • Power wash porches, driveways, sidewalks and patios.
  • Clean windows.
  • Your front door needs to be cleaned and freshly painted or stained if necessary.
  • Clean or replace old and worn patio furniture and cushions.
  • Have items packed neatly and stacked against the wall to maximize floor space.
  • Clear built up debris.
  • In the garage, have items packed neatly and stacked against the wall to maximize floor space.
  • When you move out, your garage and storage sheds will have to be totally emptied.

Inside:
  • First impressions are important, so the front entrance should be inviting. We need to be aware of odors and lighting.
  • Clear off surface areas: kitchen and bathroom countertops, dresser tops, window sills, and nothing on the refrigerator.
  • Hide trash cans.
  • Personal photos should be removed where possible.
  • Hide and clear all pet items.
  • Declutter the shelves of built-ins.
  • Buyers will look inside of closets. Be sure to let them see the floor of your pantry and closets.
  • Have all light bulbs matching and in working order - we recommend - Warm white (3,000 to 4,000 Kelvin).
  • Remove décor from above refrigerator and cabinets.
  • Do a final clean touching up appliances / baseboards / window sills.
  • Replace HVAC filter with a new one.

In a vacant home there is nowhere to hide, so condition requirements are even more important! Take notice and address any issues with flooring, baseboards, walls, dusty light fixtures and blinds, cabinet condition, and any apparent needed maintenance.
